Why Fazeley Properties Need Regular Gutter Cleaning

Fazeley's unique position at the junction of two canals and the River Tame, combined with its heritage architecture and mature planting, creates specific gutter challenges.

Canal Junction & River Tame — Triple Water Proximity

Fazeley sits at the meeting point of the Birmingham & Fazeley Canal and the Coventry Canal, with the River Tame running along its northern edge. This triple water proximity creates persistently damp conditions across the area. Properties on Lichfield Street, Coleshill Street, and anywhere near the canal corridor experience accelerated moss, algae, and green silt build-up in gutters year-round.

Mature Canal-Side Trees & Towpath Vegetation

The canal towpaths running through Fazeley are lined with mature willows, alders, and sycamores. Their canopies extend well beyond the waterway, overhanging the rooflines of nearby properties. Combined with established garden trees on the older residential streets, autumn leaf-fall is heavy and prolonged — blocking gutters and overwhelming downpipes within weeks of the last clean.

Victorian & Heritage Buildings — Complex Rooflines

Fazeley's industrial heritage left a legacy of Victorian terraces, former mill buildings, and character properties along Coleshill Street and Lichfield Street. Many have complex rooflines with valleys, dormers, and bay windows that collect debris in hard-to-reach gutter sections. Period guttering — cast iron, lead, and early replacements — requires careful handling during cleaning.

Modern Estate Extensions & Concealed Drainage

Fazeley's popular family estates around County Drive, Deer Park Road, and Mayfair Drive feature homes that have been extended and modified over decades. Flat-roof porches, conservatories, rear extensions, and garage conversions create additional gutter junctions and concealed drainage runs that silently block — often only noticed when damp appears indoors.

Fazeley is right on our doorstep — barely a couple of miles from our Tamworth base, just across the river. It's a fascinating area with real character, from the canal junction and Tolson's Mill to the old terraces on Coleshill Street. But all that water — two canals and the River Tame — creates some of the dampest conditions anywhere in the Tamworth area.

The properties closest to the canal corridor get the worst of it. Moss establishes quickly and compacts into solid green silt that blocks downpipes. The Victorian terraces along Lichfield Street and Coleshill Street have complex rooflines and period guttering that needs careful handling. Then you've got the family estates — County Drive, Deer Park Road, Mayfair Drive — where garden trees planted decades ago are now dumping serious leaf volumes every autumn.

I cover Fazeley, Mile Oak, and Bonehill — same fixed prices, same GoPro process, same thorough clean for everyone.

Fazeley Housing — What We Clean

From Robert Peel's cotton mill heritage to modern family estates — Fazeley's housing spans two centuries and we clean it all.

Victorian & Heritage Core

Character Properties: Lichfield Street, Coleshill Street, High Street

Fazeley's oldest residential streets reflect its industrial heritage — Victorian terraces, former workers' cottages, and character properties with cellars, bay windows, and complex rooflines. Many along Coleshill Street have been renovated into family homes or converted to apartments. Period guttering varies from original cast iron to early plastic replacements, all requiring careful, ground-level cleaning to avoid damage.

Canal-Side Conversions

Mill Conversions & New Builds: Tolson's Mill, Fazeley Mill Marina, New Mill Lane

Fazeley's textile heritage is being reimagined through developments like The Mews at Tolson's Mill — new 2–3 bedroom homes within the Grade II listed 1886 factory complex. Canal-side properties along New Mill Lane and near the marina enjoy beautiful settings but face increased moisture from the waterway. Even new guttering benefits from regular maintenance in these damp-air locations.

1960s–1980s Family Estates

Established Estates: County Drive, Deer Park Road, Reindeer Road

Fazeley's residential expansion brought popular family estates with semi-detached and detached homes across the area. Properties on County Drive and Deer Park Road are particularly sought after. Garden trees planted 40–60 years ago are now fully mature, and original or early-replacement guttering is showing its age — faded, brittle at joints, and prone to moss build-up from the damp canal-side microclimate.

Mile Oak & Bonehill

Village Properties: Chapel Drive, Bonehill Road, Longwood Road

Mile Oak to the south and the historic hamlet of Bonehill to the west form part of the Fazeley parish. Mile Oak features a mix of family estates and executive detached homes on Chapel Drive, while Bonehill retains a peaceful rural character with its association with the Peel family. Properties in both areas have mature gardens and some sit on elevated ground exposed to prevailing winds.

About Fazeley

Fazeley is a historic town and civil parish in the Lichfield District of Staffordshire, sitting on the old Roman road of Watling Street close to the River Tame, approximately 1.5 miles south of Tamworth town centre. Despite bordering Tamworth directly, Fazeley falls within Lichfield District rather than Tamworth Borough. The name first appears in documents dating back to 1135, and Fazeley Bridge — a Grade II listed structure with three segmental arches built in 1796 — crosses the River Tame to separate Fazeley from Two Gates.

Fazeley's identity was shaped by the Peel family and the canal network. Robert Peel, father of the future Prime Minister, established calico printing and cotton mills here in the 1790s, drawn by the completion of the Birmingham & Fazeley Canal in 1789, followed shortly by the Coventry Canal. Fazeley Junction — where the two canals meet — became a vital hub connecting Birmingham to the national waterway network. Tolson's Mill, built in 1886 and now Grade II listed, is one of the district's most recognisable landmarks, a fine example of a late Victorian textile factory designed for narrow fabric manufacture. The mill is currently being converted into the Mews at Tolson's Mill residential development.

The parish includes the hamlet of Bonehill — an agricultural settlement with a direct association with the Peel family through Bonehill House and the former Bonehill Mill watermill — and the area of Mile Oak to the south. Fazeley Town Hall hosts community events, Millfield Primary School dates from Victorian times, and Fazeley is served by the Arriva 110 bus route connecting Tamworth to Birmingham. The town has 21 Grade II listed buildings, and Drayton Manor Resort — formerly the Peel family estate — sits adjacent to the parish.

Why Fazeley Gutters Block

The junction of two canals and the River Tame creates one of the dampest microclimates in the Tamworth area. Canal-side trees — willows, alders, sycamores — shed heavily over nearby rooflines. Victorian properties have complex drainage with period guttering prone to joint failure. Established estate planting from the 1960s–80s now produces enormous leaf volumes every autumn.

Best Time to Clean in Fazeley

Late November to early December is ideal — after the canal-side and garden trees have shed but before winter weather sets in. Properties near the canal corridor or River Tame may benefit from twice-yearly cleaning due to accelerated moss growth. We offer a Seasonal Plan to keep on top of it automatically.

How We Get to Fazeley

Fazeley is one of our closest locations — about 1.5 miles from our Tamworth base, a straight run south across Fazeley Bridge. We can be there in under 5 minutes. From the bridge we're straight onto the B5404 (the old Watling Street) which takes us through the heart of Fazeley, giving direct access to Lichfield Street, Coleshill Street, and all the residential streets either side.

We cover the whole Fazeley parish — from the canal-side properties in the centre through to Mile Oak, Bonehill, and the estates off Coleshill Road. Being so close means Fazeley is one of our quickest call-outs, and we regularly combine jobs here with neighbouring Two Gates, Dosthill, and Drayton Bassett.

Fazeley Gutter Cleaning — Frequently Asked Questions

How much does gutter cleaning cost in Fazeley?

A small terraced house starts at £75. Most Fazeley homes are semi-detached at £95. Standard detached is £120, and larger detached homes are £155. These are fixed prices — no call-out fees, no travel charges, no extras.

How quickly can you get to Fazeley?

Fazeley is about 1.5 miles from our Tamworth base — under 5 minutes by road. We usually book jobs within 3–5 working days, and can handle emergencies within 24–48 hours.

My property backs onto the canal — do I need more frequent cleaning?

Almost certainly, yes. Canal-side properties experience higher humidity year-round, which accelerates moss and algae growth in gutters. We recommend at least annual cleaning, and many canal-side homes benefit from twice-yearly visits. Our Seasonal Plan makes this easy to manage.

Fazeley is in Lichfield District, not Tamworth — do you still cover it?

Absolutely. Despite the council boundary, Fazeley is right on our doorstep — barely 1.5 miles away. We cover Fazeley, Mile Oak, and Bonehill with the same fixed pricing and service as everywhere else in our coverage area.

Do I need to be at home?

Not usually. As long as we can access the gutters from ground level, we can clean while you're out. We send the full set of GoPro before and after photos by email, and you can arrange payment afterwards.

I'm a landlord with rental properties in Fazeley — do you offer discounts?

Yes. We offer portfolio discounts for landlords with multiple properties. We can clean several properties on the same day, provide individual photo reports for each, and issue a single invoice. See our Landlord Services page for details.
